Recertification of a 40-year-old Building
Physical Inspections
State law requires the Property Appraiser's Office to value every property annually. Periodically, field staff from our office will visit your property to conduct a physical inspection. In most cases inspections are limited to the exterior of the property.
Inspections can result from, but are not limited to the following:
-
Sale of the property.
-
Damage (i.e. hurricane, flood, etc.).
-
Permits (new construction or demolition).
-
5 year inspection cycle.
-
The owner's request.
Your cooperation as a property owner is important to us. If we are denied access, we may be forced to come to a conclusion of value which is based on estimates rather than on more precise information. By granting access to our staff, you can assist us in ensuring that our records accurately reflect the condition of your property.
In the event our staff cannot confirm the condition of the property, a letter will be left at your door or mailed to you indicating the reason for our visit, with a contact number to arrange a follow-up inspection at a time which is mutually convenient.
It is important to note that our inspection staff will arrive at your property in a marked Miami-Dade County vehicle, that they will introduce themselves, and that they will be wearing their official Miami-Dade County photo ID. They will notify the owner or resident of the property as to the purpose of their visit. We try to keep the inspections as brief as possible.
It is the goal of the Office of the Property Appraiser to uphold the highest professional standards and to conduct every inspection with courtesy and respect
Miami-Dade County's Department of Building and Neighborhood Compliance, along with various municipalities, will periodically mail letters to owners of properties that are over 40 years old. Any questions regarding the requirements and specifications for 40 Year Recertification should be directed to the specific agency that contacted you.
If your property is located within Unincorporated Miami-Dade County you may contact.

Although the correspondence you received may contain information derived from our records the Miami-Dade County Department of Building and Neighborhood Compliance or the specific municipality that contacted you is the agency handling recertification of the structure(s). You should contact that specific agency first.
If the agency that contacted you indicates that they derived their building information from Property Appraiser’s Office records and you believe your property information is incorrect, or you wish to review the property building file please contact the Property Appraiser's Public Service section at 305-375-1205 to request building records.
